The short version
The ranges here are research, built from county records and real market pricing. They are not a quote, and nobody has looked at your house. Use them to know roughly what your project should cost before you start taking appointments.
An estimate is not a quote
Every number on this site is a range produced from public data and current South Florida pricing. It is not a bid, not an offer, and not a contract. No contractor is bound by it. A real price comes from a contractor who has been on your roof, measured it, and put it in writing.
Real projects come in outside the range for real reasons: rotten decking found at tear off, a pitch or access problem, an HOA color requirement, an engineering letter, a structural repair nobody could see from the street. The methodology page lists what our ranges include and what they leave out.
The limits of the data
Our property records cover every residential parcel in Miami-Dade, Broward and Palm Beach. Permit records do not. Permits come from municipal portals that publish on their own schedule, in their own formats, and some cities publish very little. Coverage varies a great deal by city.
So read a blank permit history carefully. No permit on record does not mean no permit was pulled. It usually means our coverage for that city or that year is thin. Where we have no permit data for a property we say so on the results, and we do not score the property as though the work was done without a permit.
County records also contain errors, and homes get renovated without the file catching up. If a fact about your property looks wrong, the county record is the thing to correct, and we would like to hear about it either way.
Verify anyone you hire
Nothing on this site is a recommendation, endorsement or vetting of any particular contractor. Before you sign anything, check the license on the Florida DBPR site, check the permit history in your county, and ask for the Miami-Dade Notice of Acceptance number on any impact product. All three are public and take about a minute.
Contact from a specialist
When you submit the form you are asking for your estimate and agreeing that a specialist may follow up by phone, text or email about that project. Replying STOP to a text ends the texts. How we handle your details is in the privacy policy.
Using the site
Look up your own property, or a property you have a real reason to be pricing. Do not scrape the site, hammer the lookup endpoints, resell the output, or feed it into a competing product. The pages, copy, pricing model and scoring on this site belong to us. County property and permit data underneath it is public record and belongs to nobody.
No warranty
The site is provided as is. We work hard on accuracy and we correct what we find, but we do not warrant that every number, record or permit history is complete or correct, and we do not promise the site is always available.
Limit of liability
To the extent Florida law allows, we are not liable for losses arising from your use of this site or from decisions you make based on an estimate here, including money spent, contracts signed or work performed. The estimate is a starting point for a conversation, not a substitute for a written contract with a licensed contractor.
Governing law
These terms are governed by the laws of the State of Florida, and any dispute belongs in the state or federal courts of Broward County, Florida.
Changes
We update these terms as the site changes, and the date at the top of the page moves when we do. Using the site after a change means you accept the current version.
